Start with an accurate survey
Every good design starts from exact measurements of the site or building. Guesswork at this stage carries through to drawings, quotes and the build.
Check planning early
Find out whether you need planning permission or can use permitted development. If you can, a Lawful Development Certificate gives you certainty.
Building Regulations are separate
Planning approval is not the same as Building Regulations approval. Most extensions, conversions and structural changes need both.
Think about your neighbours
Work on or near a shared wall or boundary can need notice under the Party Wall etc. Act 1996. Plan this in good time so it doesn't delay your start.
Budget with a contingency
Set a realistic budget and keep a contingency, typically 10–15%, for the unexpected. Clear, itemised quotes make it easier to stay in control.
One coordinated team
Design, engineering and construction work best when they are joined up. Fewer hand-overs mean fewer mistakes, less cost and less stress.
